Home watch is the routine observation of your property, proactively looking for any obvious issues. We follow a specific checklist that can be customized to your needs to inspect the interior and exterior of your property.
We are your local point of contact for access to your property. We will provide access services and remain on site throughout completion. Contract work, delivery & installation, and quotes for services can all be accomplished in your absence. We can also be listed as the point of contact for security and emergency calls.
Our rates are reasonable and provided at our consultation once we determine the specific needs of you & your property. You might also ask - can you afford not to have property watch services?
We accept Venmo, ACH, check and credit card payments. We do request payment in advance of services.
Upon completion of each visit, you will be emailed a detailed report of your home and its current condition. The report will convey any apparent or potential future issues along with photo documentation. If there is an immediate issue, we will contact you right away to take action and schedule a remedy.
You will find we are a little different than the other options around town. During a month we make three visits, that works out to be about every 10 days. This helps align with the parameters of many insurance policies.* Our service model is designed to optimize value & your protection.

Upon completion of our visit to your home, any problems identified will be accompanied by pictures and details of the problem. If immediate action is taken to prevent further damage, we will contact you immediately to discuss what occurred and consider what course of action is needed for the repair.
Property Watch Ninjas is proud to be accredited by the National Home Watch Association (NHWA). Members are carefully screened to qualify for membership in the NHWA. References are checked and insurance, bonding and licenses (if applicable) have been verified. Each member has agreed to abide by the NHWA’s Code of Ethics and set of standards.

Friends and neighbors often mean well, but are not trained, insured, nor have any contractual responsibility to you or your home. It is not their priority nor a routine schedule, as it will be under the care of Property Watch Ninjas. And when something is awry, it is back on you to figure out how to remedy the issue.
Your agent say yes because you are their client, and they want to keep you happy. However, like a good neighbor they are not trained, insured or contractually responsible. Most do not have the time nor inclination to keep this up consistently. We are a partner to many real estate agents in the area, allowing them to provide you with the service you need, and maintain their relationship with you for your next home sale or purchase.
Security cameras cannot detect issues under the sink, a foul smell, check for humidity, change filters, or collect newspapers from the lawn, etc. They are a good safety precaution, but not a full solution to the issues that can happen in a vacant home.
